11 Promontory Court is an immaculate, luxurious 5-bedroom, 4.5-bath home in Palmetto Dunes with a private dock on the 11-mile lagoon and panoramic views of the George Fazio Golf Course.
Step into a bright, elegant foyer featuring detailed furnishings and décor that flow into the formal dining area with seating for 8 and a spacious living room with designer furnishings, a decorative fireplace, and large windows framing breathtaking views. The covered back porch is accessible from this space.
The gourmet kitchen boasts granite counters, stainless appliances, gas range, double ovens, dishwasher, microwave, and wine fridge. A breakfast table seats 5 and the bar offers 4 stools—ideal for family gatherings with beautiful lagoon and golf views. A wall-mounted TV and adjacent family room with a large flat-screen create a comfortable space to relax and enjoy the scenery, with more access to the back porch.
The main-floor master suite features a king bed, flat-screen TV, sofa, and bay windows overlooking the lagoon, plus porch access. The private bath includes a walk-in closet, dual vanities, glass shower, and jetted tub.
On the mid-level are two guest rooms: one with a king bed and the other with a queen, each with private baths and walk-in showers.

** Palmetto Dunes Rules and Regulations**
- Decals must be properly affixed and passes visible at all times. Vehicles without a displayed pass or decal may be cited.
- Parking on roadways or in yards is not permitted.
- Motorcycles are prohibited.
- Cyclists and pedestrians shall use leisure paths where available. Automobiles have the right of way.
- Electric boats belonging to property owners are permitted on lakes and lagoons. Gas engines are prohibited.
- No swimming in lakes or lagoons.
- Loud music or excessive noise is not tolerated at any time.
- Alligators are VERY dangerous. State law prohibits any person from feeding, enticing, or harassing alligators.
- Do not feed wildlife of any kind in Palmetto Dunes.
- Absolutely NO hunting or shooting!
- Absolutely no fireworks!
- Towels and swimwear may NOT be hung on porch railings.
- Trash cans must remain in the service yard for pickup. Do NOT bring them to the street.

We had a great time at this property. The house was amazing. The amenities were more than we could have asked for or expected. There were 11 of us and only 4 even left the property to go to the beach! We enjoyed the pool and sitting on the back porch was the most relaxing thing ever. Awesome property! This property is even better in person! It was perfect for our whole family of 7 with plenty of space for different groups to gather to talk, watch TV, cook and of course relax by the pool. The Palmetto Dunes resort is central to so much without lots of traffic. We will definitely be returning.

Our family comes to HHI every summer. 11 Promontory Ct was the perfect location. House was roomy, clean, comfortable and quiet. Pool was the perfect size. Super close to The General Store, Pickleball Courts and Disney Beach. We rode our bikes everywhere. Kitchen had every thing you would need to prepare meals. The staff at Beachside Getaway were extremely helpful. Nice vacation!!!!

Just stayed at this lovely, spacious home for a week with our extended family of 10. Plenty of comfortable accommodations for everyone. Private gated community location is top notch, awesome view from the back porch and pool area is hard to beat. The pool needed some cleaning, but the Property manager is extremely attentive & accommodating andgot that fixed immediately. In all, a wonderful experience and we won't hesitate to rent this property again in the future.

We've been coming to HHI for over 20 years. This was one of the best rental homes we've ever had: location, layout, amenities, view. It was perfect.
We stayed in Palmetto Dunes on Promontory Ct through Beachside Getaways. They made our stay there fantastic. Beachside Getaways provided a lovely home with amenities and a nice welcome bag. The property was immaculate with lots of attention to detail. Palmetto Dunes was a great fit for our family because of the Pickleball courts and great beach access. Every employee we dealt with was accommodating, helpful and professional. Even when we had a slight problem with something, they rectified it immediately.
